Recipe: Vegetable Coleslaw

What you need:

1 pound white cabbage (1/2 small head)

3/4 pound red cabbage (1/2 small head)

5 carrots

2 cups mayonnaise

1/4 cup dijon mustard

1 tablespoon sugar

2 tablespoons cider vinegar

2 teaspoons celery seed

1 teaspoon celery salt

1/2 teaspoon kosher salt

1/2 teaspoon freshly ground black pepper

Directions:

Fit a food processor with the thickest slicing blade

Cut the cabbages into small wedges and place horizontally into the feed tube, process in batches

Fit the food processor with a grating blade

Cut the carrots in half and place in the feed tube so they are laying on their side

Process in batches and mix in a bowl with the grated cabbages

In a medium bowl, whisk together the mayonnaise, mustard, sugar, vinegar, celery seeds, celery salt, salt and pepper

Pour enough of the dressing over the grated vegetables to moisten them.

Serve cold, or at room temperature!

What is the Offer Process?

Congratulations! You’ve found a property you’d like to purchase! The first step to getting into escrow with the seller is to write an offer. The offer will include such things as the price you’d like to pay for the home, any special conditions such as a longer or short term escrow, items to convey such as washer and dryer, etc. Your real estate agent will submit your offer once you are satisfied with the conditions.

Then, you will normally receive a counter-offer from the seller. Sometimes you get lucky at this point and the seller will notify that they have accepted the price and terms of your offer and you will go into escrow. But most likely the seller will have conditions of their own. Your real estate agent will review the seller’s counter-offer with you. If you are agreeable, your agent will give the seller’s agent notice that you accept their terms.

Sometimes, you may wish to submit another counter-offer of your own. These counters will go back and forth until both parties mutually accept the terms of the sale contract or you, the buyer, decide to withdraw your offer. If the offer doesn’t get accepted through negotiations, sometimes the agent can stay in contact with the listing agent and bring the negotiations back to the table at a later date. Of course, the buyer can always look for and purchase another property.

Recipe: Green Tea Honeysuckle Cake

SPRING CAKE WALK; GREEN TEA HONEYSUCKLE BUNDT CAKE. PHOTOGRAPHED BY IAIN BAGWELL; PROP STYLING: HEATHER CHADDUCK; FOOD STYLING: MARIAN COOPER CAIRNS

What You Need:

1 cup butter, softened
1/2 cup shortening
2 1/2 cups sugar
1/4 cup honey
6 large eggs
3 cups all-purpose flour
1 teaspoon baking powder
1/2 teaspoon table salt
3/4 cup milk
2 teaspoons matcha (green tea powder)

For the Glaze:

3/4 cup sugar
1/2 cup butter
1/3 cup honey
1/3 cup orange liqueur
Directions:

1. Preheat oven to 325°. Beat butter and shortening at medium speed with a heavy-duty electric stand mixer until creamy. Gradually add sugar, beating until light and fluffy. Add honey, beating until blended. Add eggs, 1 at a time, beating just until blended after each addition.

2. Stir together flour and next 2 ingredients. Add to butter mixture alternately with milk, beginning and ending with flour mixture. Beat at low speed just until blended after each addition. Transfer 2 1/2 cups batter to a 2-qt. bowl, and stir in matcha until blended.

3. Drop 2 scoops of plain batter into a greased and floured 10-inch (16-cup) Bundt pan, using a small cookie scoop (about 1 1/2 inches); top with 1 scoop of matcha batter. Repeat procedure around entire pan, covering bottom completely. Continue layering batters in pan as directed until all batter is used.

4. Bake at 325° for 1 hour and 5 minutes to 1 hour and 15 minutes or until a long wooden pick inserted in center comes out clean.

5. During last 10 minutes of baking, prepare Honeysuckle Glaze. Remove cake from oven, and gradually spoon 1 cup hot Honeysuckle Glaze over cake in pan, allowing glaze to soak into cake after each addition. Reserve remaining glaze. Cool cake completely in pan on a wire rack (about 1 hour and 30 minutes).

6. Remove cake from pan; spoon reserved glaze over cake.

For the Glaze:

Bring all ingredients and 3 Tbsp. water to a boil in a 1-qt. saucepan over medium heat, stirring often; reduce heat to medium-low, and boil, stirring constantly, 3 minutes.

April’s real estate market in review: As of April 2016, the average detached home in San Diego County sold for $549,700, up 5% from the previous month.

As of April 2016, the average attached home (including condos, townhomes, and twinhomes) in San Diego County sold for $356,000, the same as last month.

The average detached home in San Diego spent 38 days on the market.

As of April 2016, we are in a seller’s market. On average, a seller of a detached home in San Diego County receives 96.8% of the original list price at the close of the sale, the same as the previous month.

As of April 2016, the owners of attached properties (condos, twinhomes, and townhomes) retained 97.3% of the original listing price, up slightly from last month.
