Perhaps because of the popularity of shows like HGTV’s Fixer Upper, more people are trying to achieve that rustic farmhouse look in their own home. And for many people, that means wood-paneled walls. But real wood paneling can be expensive. Many people are achieving the look for less with faux wood wall paper and peel and stick wood panels. Here’s some ideas for using these two alternatives to faux wood paneling to get the Fixer Upper look in your home. You can even use it on furniture! And best of all, if you get tired of your wood paneling, you can remove it quickly and easily!

What Are Propositions 60 and 90?

Propositions 60 and 90 allow for a greater turnover of homes among senior citizens. Both propositions exempt homeowners over the age of 55 from Prop 13, which reassess property taxes to the current market level whenever a change in ownership takes place. Prop 60 is used for eligible individuals who move within the same county (intracounty) and Prop 90 is used for eligible individuals who move from one county to another (moving intercounty). You can only receive the benefit of Prop 60/90 once, unless you subsequently become disabled after the date of the original claim and need to move because of disability reasons (e.g. own a 2-story home and now need a single story home).

To be eligible for either Prop 60 or 90 you must fulfill the following criteria.

* You or your spouse must be at least 55 years of age when the original property is sold.

* You must use the replacement property as your primary residence. You cannot use Prop 60/90 with an investment property.

* The replacement property must of equal or lesser current market value than the original property.

* The replacement property must be purchased or built within two years (before or after) of the sale of the original property.

Additionally, if you are moving from one country to another, only certain counties in the state of California, allow you to apply the benefits of Prop 90. You can learn more here.

 

 

What is a Walk Score?

When searching for a home in San Diego, it’s important to consider your lifestyle. If you don’t own a car or don’t want to have to drive everywhere, you will want to pay close attention to a property’s Walk Score.

What is a Walk Score?

A walk-score uses a 0-100 scale to rate how “walkable” your home is.  It analyzes hundreds of walking routes to numerous amenities that are nearby.

The Breakdown

Each amenity will be given points depending on the distance. Everything withing a 5 min walk receives maximum points while no points are awarded for anything greater than 30 minutes.

Walk Scores:

90-100: Daily errands don’t require a car.

70-89 : Most errands can be accomplished on foot.

50-69 : Some errands can be accomplished on foot.

0-24 :  Most errands require a car.

The Walk Score also has other tools such as Transit Score and Bike Score which are determined in much the same way as a Walk Score.

Recipe: Lemon-Rosemary Coffee Cake

What You Need:

Parchment paper
3 large lemons
2 cups all-purpose flour
1 1/4 cups sugar
1/2 teaspoon salt
1/2 cup very cold butter, cubed
1 teaspoon baking powder
1/2 teaspoon baking soda
3/4 cup buttermilk*
1 large egg
1 1/2 teaspoons chopped fresh rosemary
1 (10-oz.) jar lemon curd
Powdered sugar
Garnishes: fresh rosemary sprigs, lemon slices

Directions:

1. Preheat oven to 350°. Lightly grease bottom and sides of a 9-inch springform pan. Line bottom of pan with parchment paper.

2. Grate zest from lemons to equal 1 Tbsp. Cut lemons in half; squeeze juice from lemons into a bowl to equal 5 Tbsp. Reserve zest and 1 Tbsp. lemon juice.

3. Combine flour, sugar, and salt in bowl of a food processor; pulse 3 to 4 times or until blended. Add butter; pulse 6 to 7 times or until mixture resembles coarse crumbs. Reserve 1 cup flour mixture.

4. Transfer remaining flour mixture to bowl of a heavy-duty electric stand mixer. Add baking powder and baking soda; beat at low speed until well blended. Add buttermilk, egg, and 1/4 cup lemon juice; beat at medium speed 1 1/2 to 2 minutes or until batter is thoroughly blended, stopping to scrape bowl as needed. Stir in rosemary. Spoon half of batter into prepared pan.

5. Whisk lemon curd in a small bowl about 1 minute or until loosened and smooth; carefully spread over batter in pan. Top with remaining half of batter.

6. Stir together reserved lemon zest, 1 Tbsp. lemon juice, and 1 cup flour mixture; sprinkle lemon zest mixture over batter in pan.

7. Bake at 350° for 45 to 50 minutes or until a long wooden pick inserted in center comes out clean.

8. Let cool in pan on a wire rack 10 minutes. Gently run a sharp knife around edge of cake to loosen; remove sides of pan. Cool cake completely on wire rack (about 1 hour). Dust with powdered sugar just before serving.

*Greek yogurt may be substituted.

March’s real estate market in review: As of March 2016, the average detached home in San Diego County sold for $545,000, up slightly from the previous month.

What Happens During An Open House?

An open house allows prospective buyers to come and view your home without an appointment. You may not wish to hold any open houses. But if you do, you should discuss with your agent what days and times work for you. You will want your house to be ready for the open house and you will also want to arrange for all of your family (and pets, if possible) to be out of the house for the entire period.

During an open house, your agent will greet potential buyers for your home. After the open house, your agent will give you feedback about showing and also follow up with the perspective buyers and agents that came through that day.
