First impressions are lasting. The front door greets the prospect. Make sure it is fresh, clean, and scrubbed looking. Keep lawn trimmed.

Use your agent. Show your home to prospective customers only by appointment through your agent. Your cooperation will be appreciated and will help close the sale more quickly.

Can you see the light? Illumination is like a welcome sign. The potential buyer will feel a glowing warmth when you turn on all your lights for an evening inspection.

Repairs can make a big difference. Loose knobs, sticking doors and windows, warped cabinet drawers and other minor flaws detract from home value.

Stage for a quick sale. Faded walls and worn woodwork reduce appeal. Why try to tell the prospect how your home could look when you can show them by staging your home to look like a model.

Makes closets look bigger. Neat, well-ordered closets show space is ample. Arrange bedrooms neatly. Remove excess furniture. Use attractive bedspreads and freshly laundered curtains.

Bathrooms help sell homes. Check and repair caulking in bathtubs and showers. Make this room sparkle.

Why Do Zillow and Trulia Provide A Different Estimate of My Home’s Value Than You Do?

Online home value calculators, such as those offered by Trulia and Zillow, represent estimates that are produced by a computer algorithm. Most of these tools rely on data from two sources: tax assessor records and data from recent sales. But these models don’t account for the human touch a Realtor can provide. Recipe: Brown Sugar Smokies

What You Need:

1 lb Bacon

1 16 oz. package Lil’ Smokie Sausages

1 Cup Brown Sugar

Directions:

  1. Preheat oven to 350 degrees F (175 degrees C).
  2. Cut bacon into thirds and wrap each strip around a little sausage. Place the wrapped sausages on wooden skewers, several to a skewer. Arrange the skewers on a baking sheet and sprinkle them liberally with brown sugar.
  3. Bake until bacon is crisp and the brown sugar melted.

Recipe: Ronda’s Famous Chicken Wings

What you need:

1 to 2 packages of chicken wings

2 cups Lawry’s lemon pepper marinade

chopped garlic

Zest and juice of 2 lemons

Paprika

Directions:

Cut tips off wings and place into large bowl

Pour marinade, garlic, and lemon on wings

Mix thoroughly and marinade at least 2 hours in the refrigerator

Turn on the grill to medium heat

Sprinkle wings with paprika and put on grill

Cook until golden or crispy on both sides!

 

These are finger licken good!

February’s real estate market in review: As of February 2016, the average detached home in San Diego County sold for $542,000, up slightly from the previous month.

As of February 2016, the average attached home (including condos, townhomes, and twinhomes) in San Diego County sold for $355,000, up slightly from last month.

The average detached home in San Diego spent 39 days on the market.

As of February 2016, we are in a seller’s market. On average, a seller of a detached home in San Diego County receives 96.7% of the original list price at the close of the sale, the same as the previous month.
