In this special series, we will be covering the evolution of the real estate industry from the 1960’s to present day. These posts are based on the industry experience of Coastal Premier Properties Broker, Tom Tucker. It is our hope that by retelling the history of real estate in San Diego County, we will be able to trace the changes at a social, economic, and technological level that have led to today’s current industry profile and the results that have occurred for consumers, for better and for worse. San Diego Real Estate History: The 1980’s

 

San Diego County Population: 1,861,846 people

San Diego County Population Growth For This Decade: 34%

Estimated Number of New Housing Units Built from 1970-1979: 58,717 Units

Estimated Number of Total Housing Units in the County by 1979: 206,890 Units (Including 47,015 Units Built Prior to 1960)

Overall, in the 1980’s, technology was on the rise. Offices saw their first fax machines, pagers, and cellphones. The speed of data flow increased as boards were able to fax information about the newest listings to their members and people were able to fax documents to each other. However at this time, signatures on faxes weren’t considered to be legally binding. Early adopters started to have carphones and most people had pagers. The speed of the business was starting to pick up. The late eighties saw the first computers appearing in the office, in the form of word-processing machines.

By the mid-80’s the local boards have merged into just a handful, a model we still have today.

Also the 80’s saw an increase of a focus on agent information and disclosures. When an agent listed a home, they had to count all the rooms themselves, measure the spaces, and come up with all pertinent information about the property from inspecting it. Today, we have stored data to work off of.

People were qualified to purchase homes by their agent. Today, we recommend that anyone interested in purchasing a property meet with a lender to be pre-approved. There was less of separation of specialties and more of a focus on the agent being able to wear many hats including inspector, loan officer, etc.

 

Notable Changes in Real Estate Law From This Decade:

1981: Regulation of Time-Share Offerings. With the subsequent enactment of Assembly Bill 2252 on January 1, 2005, DRE, in collaboration with the time-share industry, reformed the time-share law streamlining the qualification process while improving consumer protection.

 

Notable San Diego Events From This Decade:

 

1980: The San Diego Trolley, first line in the city’s new light-rail transit system, is dedicated.

1982: After a massive fund-raising drive to rebuild it, a new, three-theater Old Globe complex opens in Balboa Park.

1984: Padres win National League Pennant; World Series games first played in San Diego.

1988: San Diego hosts its first Super Bowl.

1989: San Diego Convention Center opens.

 

Notable United States Events From This Decade:

 

1981: Sandra Day O’Connor is sworn in as the first woman Supreme Court justice.

1986: Challenger disaster.

1989: Exxon Valdez oil spill.

Recipe: Peach and Raspberry Crisp

What You Need:

 

4 to 5 lbs. firm, ripe peaches

Zest of 1 orange

1 ¼ c. granulated sugar

1 c. light brown sugar, packed

1 ½ c. plus 2-3 tbsp. all-purpose flour

½ pint raspberries

¼ tsp. salt

1 c. quick-cooking oatmeal

½ lb. cold, unsalted butter, diced

 

Directions:

 

  1. Preheat the oven to 350°F.
  2. Butter a 10X15X2 ½ in. oval baking dish.
  3. Immerse the peaches in boiling water for 30 seconds, then place them in cold water.
  4. Peel the peaches and slice them into thick wedges and place them in a large bowl.
  5. Add the orange zest, ¼ c. granulated sugar, ½ c. brown sugar, and 2 tbsp. flour. Toss well.
  6. Gently mix in the raspberries.
  7. Allow the mixture to sit for five minutes. If there is a lot of liquid, add 1 tbsp. flour.
  8. Pour the peaches into the baking dish and gently smooth the top.
  9. Combine 1 ½ c. flour, 1 c. granulated sugar, ½ c. brown sugar, salt, oatmeal, and butter. Mix until the butter is pea-sized and the mixture crumbly.
  10. Sprinkle evenly on top of the peaches and raspberries.
  11. Bake for one hour, until the top if browned and crisp and the juices are bubbly.

Design Trends: Bowl Topped Sinks

One very modern trend we’ve been seeing a lot of in bathroom remodels is the bowl topped sink. Many people are switching out their bathroom vanity for a more elegant design with the bowl of the sink perched on top of the storage cabinet. The bowls can be made of anything from classic porcelain to marble to glass and even metal. Whatever the material, the sink ends up looking nothing short of elegant!

Recipe: Summer Corn Salad With Champagne Vinaigrette

What You Need:

 

Champagne Vinaigrette:

 

1 shallot, quartered

1 small clove garlic

1 tbsp. Dijon mustard

2 tbsp. sugar

1/8 tsp kosher salt

Dash of fresh ground white pepper

½ cup Champagne vinegar

1 ½ cups canola oil

 

3 ears corn, shucked and grilled or boiled

6 plum tomatoes, cored and cut into large chunks

1 shallot, minced

2 tsp. chopped fresh tarragon

1 tbsp. chopped fresh flat-leaf parsley

1 ½ cups firmly packed arugula leaves, steams removed

Salt to taste

Fresh ground black pepper

 

Directions:

 

Champagne Vinaigrette:

 

  1. In a food processor, mince shallot and garlic together.
  2. Add mustard, sugar, salt, pepper, and vinegar.
  3. With the machine running, gradually add oil to form an emulsion.

 

Salad:

 

  1. Cut off the corn kernels from the cob. Discard cobs and place kernels in a bowl.

To the kernels, add tomatoes, shallot, tarragon, parsley, arugula, and ½ cup of the champagne

1. Mission San Diego de Alcala:

Mission San Diego de Alcala is the oldest of the California missions. It was founded July 16, 1769 and blessed by Junipero Serra. The mission was moved to the present site in 1774 and was destroyed both in 1803 and 1812 by earthquakes and subsequently rebuilt.

2. USS Midway:  

Held in the bay of Downtown San Diego, the USS Midway is one of America’s longest-serving aircraft carriers.  USS Midway was an aircraft carrier of the United States Navy, the lead ship of its class. Commissioned a week after the end of World War II, Midway was the largest ship in the world until 1955. Visitors to the USS Midway enter a floating city at sea and walk in the footsteps of 225,000 Midway sailors who served our country and upheld the American ideals of strength, freedom and peace.

3. Cabrillo National Monument:

Cabrillo National Monument is located at the southern tip of the Point Loma Peninsula in San Diego. It commemorates the landing of Jaun Rodriquez Cabrillo at San Diego Bay on September 28, 1542. This event marked the first time that a European expedition had set foot on what later became the West Coast of the United States. The site was designated as California National Landmark #56 in 1932.

4. Chicano Park:  

Chicano Park is a 7.9 acre park located beneath the San Diego-Coronado Bridge in San Diego, California. The park is home to the country’s largest collection of 72 outdoor murals, as well as various sculptures, earthworks, and an architectural piece dedicated to the cultural heritage of the community. For the magnitude and historical significance of the murals, the park was designated an official historic site by the San Diego Historical Site Board in 1980.

5. Point Loma Lighthouse:  

The original Point Loma Lighthouse is a historic lighthouse located on the Point Loma peninsula at the mouth of San Diego Bay. It was built in 1855 by the United States government after California’s admission as a state. While in operation the lighthouse had the highest elevation of any lighthouse in the United States. On March 23, 1891, the flame was permanently extinguished and the light was replaced by a new lighthouse at a lower elevation.

6. Star of India:

Star of India was built in 1863 at as a full-rigged iron windjammer ship. After a full career sailing from Great Britain to India and New Zealand, she became a salmon hauler on the Alaska to California route. Retired in 1926, she was not restored until 1962–63 and is now a seaworthy museum ship home-ported at the San Diego Bay. She is the oldest ship still sailing regularly and also the oldest iron-hulled merchant ship still floating.

 7. Balboa Theatre:

Built in 1924, the Balboa Theatre was a grand 1920s movie palace with a seating capacity of 1,600. The theater was converted to housing for the U.S. Navy during World War II. After the war, it resumed operation as a movie theater but struggled and was slated for demolition in 1959 before being bought and converted into an action movie house. The theater was designated as a local historic site in 1972, but closed its doors in the 1970s and remained vacant for many years. In 1985, the City of San Diego bought the theater with plans to restore it. Restoration work finally began in 2005, and the theater re-opened in 2008 as a venue for live theater and concerts.

8. Berkeley FerryBoat:

Berkeley was one of several ferryboats of the Southern Pacific Railroad that for sixty years operated on San Francisco Bay. Built in 1898 by the Union Iron Works of San Francisco, she served after the 1906 earthquake, ferrying refugees across the bay to Oakland. In 1973, she was sold to the Maritime Museum of San Diego. Berkeley was notable for having been the first propeller-driven ferry on the west coast. At the time of her launching, she became the largest commuter ferryboat in the United States with a 1700 passenger capacity.

9. Fort Rosecrans National Cemetery:

Fort Rosecrans National Cemetery is a federal military cemetery established in 1882. It is located on the grounds of the former Army coastal artillery station Fort Rosecrans and is administered by the United States Deparment of Veterans Affairs. Fort Rosecrans is named after William Starke Rosecrans, a Union general in the American Civil War. There are about 101,079 graves at the site.

10. El Prado Complex:

The El Prado Complex is a historic district in Balboa Park in San Diego. The 13-acre complex includes 13 contributing buildings and one contributing structure. Most of the structures were built for San Diego’s Panama-California Exposition of 1915–16 and were refurbished and re-used for the California Pacific International Exposition of 1935–36. The original architects were Bertram Goodhue and Carleton Winslow. The area was listed on the National Register of Historic Places in 1976.
