Why Do Zillow and Trulia Provide A Different Estimate of My Home’s Value Than You Do?

One of the benefits of working with a local real estate professional is that you are selecting an expert in your area. Online home value calculators, such as those offered by Trulia and Zillow, represent estimates that are produced by a computer algorithm. Most of these tools rely on data from two sources: tax assessor records and data from recent sales. But these models don’t account for the human touch a Realtor can provide. We are able to offer our assessments based not only on recent comparable sales, but also on the unique features your home has such as updated flooring, new paint, local market conditions, or even a uniquely situated lot. In short, Trulia and Zillow offer estimates based on the publicly available data that they have, without consideration for the actual condition, market pressures, and features of your home.
